The AM is also here to support the AE. They should work as a  team to the greatest benefit of our clients. Below are the 2007 AM  activities.<br /><br />A House account is defined as a property that lies outside  the reach of one of our local Account Executives. This includes all units direct  is billing in affiliate territories &amp; anything more than 2 hours away from  the AE.<br /><br />Maintenance Calls<br /><br />Since the local AE is focused on the  properties in their home market, we want to focus our AM maintenance on  properties that won&rsquo;t ever see an AE. You will be responsible for making  maintenance calls to your House accounts. The content of these maintenance calls  is very important. We must engage the property manager or person in charge of  internet advertising to review the ad, their activity report, verify  information, &amp; answer any questions. You will often be the only link between  Apartments.com &amp; the House properties.<br /><br />Maintenance calls to the House  accounts will be your first priority. We will contact them every other  month. Your 2nd priority will be maintenance calls to properties outside the  home market of your AEs, but still in their billable territory (For example,  Grand Rapids for Upton or Omaha for Dombovy). They won&rsquo;t visit these as often  &amp; will need help reaching out to them. We will also still make  maintenance calls to any properties requested by the sales team.<br /><br />Rate  Increases<br /><br />You will also execute rate increases with any Contract  Authorities that are in your House territories. You will need to make  maintenance calls to them each quarter leading up to their renewal to build a  relationship &amp; ensure they are happy along the  way.<br /><br />Cancellations<br /><br />You will be the first point of contact for  cancellations in your territory. You must understand the customer&rsquo;s true  objection, ask questions &amp; overcome their issue/solve the problem. For  changes of management, you will have to navigate the management company&rsquo;s  structure to understand who makes advertising decisions &amp; follow up with the  appropriate person to get the contract signed. You must be well-versed in our  Value &amp; the customer Return on Investment.<br /><br />Current AM  activities<br /><br />Saves cancellations, pursues change of mgmts in their  territory. The AM will escalate any cancellations they cannot save. Tracking  update weekly.<br />Reviews the orders in Production in their territory once per  week. The AM will work with the APCs to resolve issues preventing the ad from  going live, i.e. collecting PIFs. The AM will escalate any issues they cannot  resolve. The AE is still expected to monitor orders in Production &amp; utilize  their AM as needed.<br />Acts as initial liaison for internal departments:  Customer Service, Production, and Finance. The AM tries to resolve internal  issues on the AE&rsquo;s behalf. The AM will escalate any issues they cannot  resolve. Performs Secret Shopping for designated accounts &amp; reports the  findings accurately.<br />Pitches in on ad-hoc projects that effect the business,  such as following up on failed leads &amp; activity reports. Renews standard  contracts per the AE request.
